Flat and Low Slope Roof Restoration Projects
A flat or low slope roof is
one that has a ten degree or lower roof pitch angle. This pitch angle is often referred to having a two inch or less
rise on a 12 inch run. Traditionally flat or low slope roofs would use a tar and gravel based system which as long as there
was no pooling of water, was sufficient to prevent a roof leak. However this roof system tends to fail in colder climates,
where ice dams and debris could block the flow of water from the roof.
Today, a modern modified bitumen membrane roof system is installed on
low slope or flat roofs. For a longer useful life, the option of a flat seamed metal roof is available.
We find the cause of most flat roof leaks is that there have been many
layers of roofing applied, hiding the underlying problems. The underlying problems could be poor drainage, blocked roof drains,
damaged roof decking and failed flashings. A long term solution to these issues is to remove the existing
roofing down to the roof deck, correcting the problems and properly installing a new roof system.
